For more than two decades I have run construction and interior fit-out operations across South Africa, Uganda and Rwanda.

As Regional Manager for East Africa at Perfection Ceiling & Drywalling I oversaw ceilings and finishing on the Marriott Hotel and Acacia Suites in Kigali, for ROKO. As founder of Prestige Turnkey Projects, working across Uganda and Rwanda, I delivered turnkey and fit-out works for clients including Shoprite at Acacia Mall and a facilities contract for the Rwanda Revenue Authority.

I read a property, a contractor and a cost the way someone who has carried the risk does.

The house in Bwebajja

In 2018, two brothers asked me to look at a house between Entebbe and Kajansi. They were managing the build for a third brother, who lives and works in the UK.

The structure was up. The roof was on — badly, but on. The walls were not plastered. Electrical was perhaps ten per cent complete, plumbing forty. No screeds on the floors. The staircase did not match the drawings.

Their brother was flying in from London in three months, planning to stay in the house. As far as he knew it was in its finishing stages, because that is what he had been told and because of how much he had already paid. From where he was sitting, it added up.

The two of them admitted they had used some of the project money. A larger portion they simply could not account for — overspent on materials, overpaid for works, they could not say which.

They asked me to finish the job while they went looking for the money to pay me. I estimated the remaining work at between 180 and 220 million shillings.

I said no.

I don't know how it ended.

Why this exists

Nobody had checked anything at the point when checking was still cheap. Not the title, not the contractor, not the drawings, not one payment against one milestone. By the time I was called, the money was gone and every option left was a bad one.

That is the failure I kept seeing, and it is always the same shape: money committed before the fundamentals — ownership, title, value, best use — have ever been properly tested. SmartBuild exists to close that gap. Verify before you pay.

What I will not do

I will not take on work funded by a promise. And I will not step into a project as the fixer once the money has already gone — by then I am not protecting anyone, I am absorbing someone else's loss.

I also do not sell the work I assess. We coordinate licensed professionals — legal, survey, valuation, engineering — we do not perform their work and we do not take a margin on it. An inspector who profits from what the inspection finds is not an inspector.

Where I am

Wakiso, on the Nkumba–Entebbe corridor. That matters more than it sounds. What failed in Bwebajja was not distance itself — it was a man in London relying on reports from people standing on his site. Being here means we can be at a property the same day, look at the thing, and send you what we saw rather than what we were told.

The record above is mine. It is twenty years of building. SmartBuild is newer than that, and I would rather tell you so than let you assume otherwise. What we bring is the judgement those two decades produced, applied to checking things before you commit — and a method you can inspect before you hire us.

Why we exist

Property and construction in Uganda carry real risk — fraudulent titles, ghost sellers, contractor abandonment and uncontrolled payments are common and costly.

For diaspora buyers and builders especially, distance and the information gap make those risks worse: you can’t stand on the land, read the documents, or watch the seller.

We close that gap. We provide the independent verification that puts evidence in front of you before you decide.
