Terms of Service

These terms govern your use of this website and any enquiry you submit to O'TWENTY SMARTBUILD SOLUTIONS LTD (operating as SmartBuild Africa, “SmartBuild”, “we”, “us”). By using the site or contacting us, you agree to them. Any paid engagement is governed by a separate written engagement agreement, which prevails over these terms where they differ.

1. What we do — and what we do not do

SmartBuild is an independent verification and transaction-control service. We coordinate and check evidence before you commit money to a property purchase or build. We:

• do not sell, broker or market property;
• do not hold client funds — money sits with an independent, regulated advocate and moves only on your written instruction;
• do not ourselves provide legal, survey, valuation or engineering services — those regulated services are delivered by independent licensed professionals;
• do not provide legal, financial, tax or investment advice.

2. No guarantee of outcome

Our reports present findings and a risk view based on the evidence reasonably available at the time. A verification is not a guarantee that a transaction is safe, that title is good, or that a counterparty will perform. You remain responsible for your own decisions, including the decision to proceed, pause or walk away.

3. Independence

Our value is our independence. We are paid the same whether you buy or walk away, and we conflict-check the professionals we coordinate. If we consider an engagement unsafe or compromised, we will tell you.

4. Free tools and calculators

Any calculators or tools on this site are provided for general planning only. They produce estimates, not advice, and currency selectors change the display symbol only — they do not convert between currencies. Do not rely on them for a financial decision without professional input.

5. Enquiries and your information

Information you submit through our forms is handled as described in our Privacy Policy. You confirm that the information you give us is accurate and that you are entitled to share it.

6. Fees

Fees are quoted on enquiry and confirmed in your engagement agreement before any chargeable work begins. The website does not constitute an offer to provide services at any particular price.

7. Intellectual property

The content, branding and reports produced by SmartBuild are our intellectual property or that of our licensors. Reports we deliver are for your own use in the engagement for which they were commissioned and may not be republished or relied upon by third parties without our written consent.

8. Limitation of liability

To the extent permitted by law, our liability arising from your use of this website is excluded. Liability for paid engagements is governed by the limitations set out in the relevant engagement agreement. Nothing in these terms excludes liability that cannot lawfully be excluded.

9. Governing law

These terms are governed by the laws of Uganda, and the courts of Uganda have jurisdiction, without affecting any mandatory consumer rights you may have in your country of residence.

10. Changes

We may update these terms from time to time. When we do, we will change the effective date at the top of this page. Continued use of the site after a change means you accept the updated terms.
